905 Grant Cardone: Overcome Insecurities and Build Your Billion Dollar Brand

Even the most successful people are insecure. There is one guest I keep having on the podcast who is unlike any other. He always says exactly what he thinks. He talks about money in a real, relatable way. And when he comes on the show, he shows his soft side and cries. Yes, I'm talking about my good friend, Grant Cardone. Grant was in town a couple of weeks ago and stopped by to record an episode with me. Since this is becoming a yearly tradition, we covered a lot of what he has learned in the last year as he has scaled his businesses. It was amazing to hear his perspective on what can be accomplished in a year (and a decade.)CEO of CardoneCapital, international speaker, entrepreneur and author of The 10X Rule & creator of 21 best-selling business programs, Grant Cardone owns & operates seven privately held companies and a $1.5B portfolio of multifamily properties. Named the #1 marketer to watch by Forbes Magazine, Cardone is also the founder of the The 10X Movement & The 10 Growth Conference, the world’s largest business & entrepreneur conference. I love pushing Grant to think bigger about his already huge goals. In this conversation, he opened up about how his wife Elena pushes him in this way, what his daughters have taught him about fun and love, and why insecurity is still a huge factor in his life. If you're ready to expand your mindset and face your biggest fears, this conversation will take you there in Episode 905. Do you think insecurity is a good thing? This is episode number 905 with New York Times bestselling author Grant Cardone.

• 0:07Lewis Howes?

Welcome to the School of Greatness. My name is Lewis Howes, former pro athlete turned lifestyle entrepreneur. And each week we bring you an inspiring person or message to help you discover how to unlock your inner greatness. Thanks for spending some time with me today. Now let the class begin.

• 0:33Lewis Howes?

Warren Buffett said, "The more you learn, the more you earn." And Winston Churchill said, "We make a living by what we get, but we make a life by what we give." I am excited about this one because we've got my good friend Grant Cardone on. I've known Grant for over a decade now. I've interviewed him many different times over the past decade, and it's been incredible to watch his journey evolve, grow, expand, and see what he can create from his vision. And he'll talk about it in this interview, but 10, 12 years ago, he was not in the best place financially. And he had to kind of restart his life at 50. 50 years old, he really started from the ground up.

• 1:13Lewis Howes?

He used his experience from the past and rebuilt. And it's been amazing to watch him grow and build his audience, build his business, and change lives. And if you don't know who Grant Cardone is, he's the CEO of Cardone Capital. He's a mega international speaker, an entrepreneur, and author of The 10 X Rule, and creator of 21 bestselling business programs. He owns and operates seven privately held companies and a $1.5 billion portfolio of multifamily properties. Named the number one marketer to watch by Forbes Magazine, he is also the founder of a massive conference, the 10 X Movement and the 10 X Growth Conference, the world's largest business and entrepreneur conference that there is.

• 1:56Lewis Howes?

And in this interview, we get deep on a lot of different topics as we always do. For some reason, Grant always cries on my show now, so we get him to talk about certain things that he doesn't talk about anywhere else, and I love to see. Him open up and share and just give you his heart. And he talks about his daily non-negotiables about money that has made him a millionaire, a multimillionaire. He talks about his insecurities, the insecurities that he still struggles with now, but also helps him in his business and his personal life. He talks about his wife, Elena, and how she balances him out in other areas of his life with his family and in his business. The legacy Grant hopes to leave in his family that he didn't get from his father.

• 2:41Lewis Howes?

And finally, the importance of health to sustain you in a healthy mindset, whether your business is going well or it's not going well yet. I am pumped about this. Make sure to text one friend this podcast, LewisHowes.com/905. Make sure to share it on social media. And if this is your first time here, I'd love to hear your feedback. So make sure to shoot me a message if this is your first time here. All right, I'm pumped about this one. So let's dive in with the one and only Grant Cardone.

• 3:18Lewis Howes?

Welcome everyone to the School of Greatness podcast. We've got my good friend Grant Cardone in the house, man.

• 3:23Grant Cardone?

Man, your audience is probably like, wow, I'm tired of seeing Grant.

• 3:26Lewis Howes?

I know. I was just asking Tiffany, I was like, when did we have Grant on last? Is it too soon to have him back on? And she was like, it was seven months ago. I go, it's not too soon.

• 3:34Grant Cardone?

  Time flies, man.

• 3:36Lewis Howes?

  Time flies.

• 3:36Grant Cardone?

  God.

• 3:37Lewis Howes?

In the last interview, we got you to do something you've probably never done in an interview. We got you to cry. We got you to open up.

• 3:44Grant Cardone?

  Yeah, yeah.

• 3:45Lewis Howes?

And people were like, and I think you were a little upset about it afterwards.

• 3:48Grant Cardone?

  No, I wasn't upset at all. I wasn't upset.

• 3:50Lewis Howes?

People always want to find something when they're listening and, but people really resonated with you in a different level. And they were, I got so many messages were like, man, I never really liked him fully, but after I saw that.

• 4:02Grant Cardone?

  That is a shame though.

• 4:03Lewis Howes?

I, I, I saw his vulnerable side. I saw that he wasn't just like a, a money grabbing salesman, but he had, you know, this connection to your mom.

• 4:12Grant Cardone?

It really hurts that people, that I've done such a poor job of maybe, you know, I, I guess I've just been trying to get through life and, and protect myself, you know? So I don't show that. But I mean, underneath all the bravado and the. You know, there's a guy and underneath everybody, there's a guy.

• 4:31Lewis Howes?

  Yeah.

• 4:32Grant Cardone?

Every time I'm in a deal, I'm worried that I can't get it. I'm not good enough to get it.

• 4:36Lewis Howes?

  Really?

• 4:37Grant Cardone?

  Oh, totally.

• 4:37Lewis Howes?

You still doubt yourself in a big deal?

• 4:39Grant Cardone?

  100%.

• 4:40Lewis Howes?

  What goes through your mind?

• 4:42Grant Cardone?

We're getting ready to do this conference, the big event in Vegas. Every night and every morning, I wake up and I go to sleep with this anxiety about what's the opening?

• 4:55Lewis Howes?

  What's your opening?

• 4:56Grant Cardone?

  What's my opening?

• 4:56Lewis Howes?

  What are you gonna say?

• 4:57Grant Cardone?

What do I do? What do I do?

• 4:59Lewis Howes?

How do I make it bigger than last?

• 5:00Grant Cardone?

Not so much bigger, but how do I make sure the audience is there? Cause I'm really not thinking about bigger, bigger. I'm not thinking about how to do it bigger. I'm thinking about how do I make sure every single person in the audience in the first three minutes? Knows like I'm in the right place. And I need to do that in the first 60 seconds.

• 5:23Lewis Howes?

That's it, man. Do you have an idea what you're gonna say?

• 5:25Grant Cardone?

They've already paid. They're already there, but I have this insecurity, this this thing about like, I need to know, I need the audience to feel good about it.

• 5:37Lewis Howes?

  Then I have buyer's remorse.

• 5:38Grant Cardone?

Like, yeah, in the first three minutes, say, I know I'm in the right place. Cause I've seen, particularly in this self-improvement space, so many rip offs, so many come on sleazy events. And so it's really, really important for me that people, particularly for those people who have made a mistake, gone to a deal and like, I didn't like that.

• 5:59Lewis Howes?

Yeah, and they leave after the first session or?

• 6:01Grant Cardone?

Yeah, exactly. I made a mistake coming here. This was dumb. I need to, in that first five minutes, like, oh man, I made a good decision.

• 6:10Lewis Howes?

  Yeah.

• 6:10Grant Cardone?

  Coming here.

• 6:11Lewis Howes?

What do you think it's gonna take from you to make that happen? Is it something you say or is it more how you, who you are being?

• 6:17Grant Cardone?

No, I don't think it's something I say. I think it's something. Something that you couldn't get in any other place like something where the guy went, you, you, the audience knows without me saying anything, hey, he, he went the extra mile. We did, we accomplished that last year.

• 6:35Lewis Howes?

Yeah, what 35,000 people, didn't you fly over like a, yeah, yeah, yeah. Drop in, parachute in or something crazy?

• 6:42Grant Cardone?

Yeah. I don't think that that's what did it, but I know that there was, Sheri asked me when I was doing it and Elena asked me too. She's like, what, what, what's success on this deal? I'm like, people walk in, they look around and say, okay, I'm gonna do my life different. And nothing's happened.

• 6:57Lewis Howes?

It's just the context that you've set, just the energy, the stage.

• 7:00Grant Cardone?

Totally. Cause we, we, look, we, we spare no expense at these deals.

• 7:05Lewis Howes?

  Spend a lot.

• 7:06Grant Cardone?

So like, everything is done right, you know, like it's more of a, um, I, I, I remember going to, I'm, I'm very much an entertainer.

• 7:15Lewis Howes?

  Yeah.

• 7:16Grant Cardone?

You know, and, and, and even more so a producer, like I am behind the scenes, I like to produce things. And so for effect, I want to create an effect, right?

• 7:26Lewis Howes?

  Right.

• 7:26Grant Cardone?

And maybe some of the hard shell stuff is me trying to create an effect like, hey, don't, don't run over me. Cause I was bullied quite a bit.

• 7:35Lewis Howes?

  Right.

• 7:35Grant Cardone?

So, um, you know, I, I, I like, even in the videos that we shoot, I'm watching the video for, for production.

• 7:45Lewis Howes?

The headline, chase this, yeah, tweak it.

• 7:47Grant Cardone?

Yeah, yeah. Look, you got it in the wrong place, man. What we shot it like, so what, take the end, put it in the front? And so I have this producer, maybe I'm a frustrated producer.

• 7:56Lewis Howes?

Really? Where'd you get that from, you think?

• 7:58Grant Cardone?

Well, I mean, I know where I got it from, but anyway, too much for this show.

• 8:01Lewis Howes?

Okay. What do you think, uh, you know, we're going into a new year, new decade. What do you think was the, the biggest lesson from last year for you that you learned about yourself? Uh, and something that you let go of, that you said, I'm no longer doing this thing. Maybe I did it for the last five, 10 years, my whole life, and I'm stopping it. And I'm now gonna be doing this new thing.

• 8:22Grant Cardone?

  Yeah.

• 8:23Lewis Howes?

Did you have any of those?

• 8:24Grant Cardone?

Yeah, sure. So, you know, we're, we're always trying to go to the next level, right? So like in the real estate, I can't, I can't do deals that I was on the show talking to you about last time.

• 8:34Lewis Howes?

  Really? They're too small.

• 8:35Grant Cardone?

Yeah, we were doing, we were doing 30, 40, 50 million dollar deals. So like, I'm like.

• 8:39Lewis Howes?

  Seems very small, right?

• 8:42Grant Cardone?

Not really. Easy. My first, my first real estate deal took $3,000. Wow. So. Louisiana? Our last one. Oh, in, in Texas. Texas. The last one took 41 million. Wow. Cash. So, we're not gonna do little deals anymore. A little deal is what, under 30? Uh, yeah, yeah, yeah, they're just, yeah. But then I started thinking, why am I doing one at a time? Why don't I go do 10 deals all in one basket? Hmm. You know? So, that's one thing. So, do multiple deals at a time, do them bigger. Yeah. Okay. Uh, the one event a year, we probably won't continue to do. The, the TANX Growth Con? Yeah, so, like, we've added 50 this, this year. You're crazy.

• 9:27Grant Cardone?

Stupid, right? You're crazy, man. 50, 60, we've already done seven. We did seven in January. Seven in January, so the month's not even over. Yeah, so, keep in mind, I have a big event in February. That's a, that's a profit event. That's a, that's a pay for event. And I stacked seven free events in front of it. And people were like, from a marketing standpoint, you're trying to sell this one event. You know how hard that is? It's really hard. Okay. Sell tickets, get people to show up and. Like, it's so. Really hard. I mean, the hardest, Russell Brunson said, this is, I said, Russell, what do you fear? Events. It's so hard to get people to show up. Even if they buy, they're, half the time, they don't show up. Crazy. Spend a grand and they don't show up. Crazy. It's the hardest thing I've ever done in my life.

• 10:11Grant Cardone?

So, in addition to having this hard thing to, to fill out a stadium, a convention center, we added seven more in front of it. You're crazy. They're free, bro. In different cities. I'm trying to sell this one. My staff is stressed out of their mind. They're freaked out, they, they got too much work. And I'm like, add seven more. You're nuts. So, that's a new thing. So, it's a new thing. How can you take crazy to another level?

• 10:35Lewis Howes?

Now, is there ever a time where it's too crazy and it's actually hurting you as opposed to helping the?

• 10:39Grant Cardone?

Yeah, yeah, there's times when I'm like, okay, that, that, that was too much. Too much. You stressed out everybody. It was too much. And we just take it off. I mean, I can always pull back.

• 10:48Lewis Howes?

Yeah. Now, what have these events helped with though? What have you learned from adding these seven events and doing 50 this year?

• 10:54Grant Cardone?

Eighty percent of the audience, we, we, we did 10,000 people in four cities.

• 10:59Lewis Howes?

  Free, free event?

• 11:00Grant Cardone?

  Yep, free event.

• 11:02Lewis Howes?

So you're paying the money, you're footing the bill, you're getting the hotels, you're doing the venues, you've got your staff.

• 11:06Grant Cardone?

And these are nice hotels. These aren't these dives that, that they typically, you know, Sparris Convention Center, just concrete floors. I mean, it's, it's a nice space. What we learned was, number one, 80% of the audience has never met me.

• 11:20Lewis Howes?

Really? Well, how are they finding you? Ads?

• 11:24Grant Cardone?

No, they never met me. They've never been in a live event with me.

• 11:27Lewis Howes?

  Gotcha. They've watched you.

• 11:28Grant Cardone?

So like, who's never, you know, the, the master show, hey, who's never seen Grant before? The whole room. I was like, oh my God.

• 11:36Grant Cardone?

So the second thing was about 10 or 15% of the room had never heard of me before they came to this thing.

• 11:43Lewis Howes?

  Someone brought them?

• 11:44Grant Cardone?

So that's 1,500 people that met me. And then there's all the people that registered that didn't come, like, like, um, I think our registration's about 22, uh, 22% show ratio on.

• 11:57Lewis Howes?

  22% who register, show up?

• 11:58Grant Cardone?

  Yeah, so 78%.

• 12:00Lewis Howes?

Don't show. They register, they're interested, but they don't come.

• 12:03Grant Cardone?

But they were interested in me.

• 12:04Lewis Howes?

Is that because it was free, you think? If they would have paid even 20, 50 bucks, do you think they would have?

• 12:09Grant Cardone?

I don't know. No, no clue.

• 12:11Lewis Howes?

  Wow.

• 12:12Grant Cardone?

But if they had to pay, they, they wouldn't have registered.

• 12:14Lewis Howes?

Gotcha. So you got that lead, you got that?

• 12:17Grant Cardone?

So, so we'll see what we can do with that, right?

• 12:19Lewis Howes?

So what have been the results?

• 12:20Grant Cardone?

The other thing that we learned, I'm sorry, but the other thing was, the amount of people that are interested in investing money with me is ridiculous.

• 12:31Grant Cardone?

Like we said, we, I'm partially there to educate people how to buy real estate and what not to buy. I'm trying to help them not make the first mistake. And.

• 12:43Grant Cardone?

I mean, the audience was like, dude, I just want to do it with you.

• 12:46Lewis Howes?

Right. Well, it's so much work to go and find the properties on your own, to deal with the taxes, the closing.

• 12:53Grant Cardone?

  Yeah, yeah.

• 12:54Lewis Howes?

  The management.

• 12:55Grant Cardone?

  The appraisal.

• 12:55Lewis Howes?

Everything. Finding the tenants. It's just a lot of work.

• 12:58Grant Cardone?

  Yeah, yeah, yeah.

• 13:00Lewis Howes?

It's what stresses me out about it. I know it's a good investment.

• 13:02Grant Cardone?

It's not a lot of work for you.

• 13:04Lewis Howes?

It stresses me out about that approach.

• 13:06Grant Cardone?

  Yeah, yeah, yeah.

• 13:07Lewis Howes?

Of like, okay, let me go find the right deal. Let me make sure this is... You gotta get someone in there who's gonna say, okay, yeah, the foundation is strong. It's not gonna break in two years, you know, or whatever it's like. I don't deal with those headaches.

• 13:17Grant Cardone?

  Yeah.

• 13:17Lewis Howes?

So I think you hear more horse.

• 13:19Grant Cardone?

You want to be in Poland.

• 13:20Lewis Howes?

I want to be relaxing and get my check every month.

• 13:22Grant Cardone?

  Yeah, yeah.

• 13:22Lewis Howes?

That's what I do with you.

• 13:23Grant Cardone?

  Yeah.

• 13:25Lewis Howes?

You mentioned you're still get insecure. Do you think insecurity is actually a good thing?

• 13:31Grant Cardone?

Is it a good thing? No, I think.

• 13:32Lewis Howes?

You said like, I still doubt myself. I still a little insecure, like about before I do a big deal, about this event, like.

• 13:38Grant Cardone?

What if I would rather not have that?

• 13:40Lewis Howes?

What if you had zero insecurity? Do you think you'd actually be pushing as far as you're going?

• 13:44Grant Cardone?

No, I think I'd be doing bigger things.

• 13:45Lewis Howes?

  Really?

• 13:47Grant Cardone?

You know, yeah, Ryan was telling me a story the other day about, you know, when he was a kid, his uncle grabbed him and said, hey, if you come live with me and work with me every weekend, you can have a car by the time you're 16. And I'm like, I wonder why, why is that the dream?

• 14:05Lewis Howes?

  A car.

• 14:05Grant Cardone?

A car. I remember, because I have the same thing. I'm like, I want a car when I'm 15 years old. Why wasn't I thinking about a car dealership? Or building a car? Like, why do we think so small? Why, why has everybody got these similar, very similar? I'll bet you wanted a car.

• 14:21Lewis Howes?

  Yeah.

• 14:21Grant Cardone?

I'll bet you weren't thinking about a car dealership or building it. But Elon's thinking about building a car.

• 14:26Lewis Howes?

  About rocket ships.

• 14:27Grant Cardone?

Rocket ships, going to Mars. I'm like, why does he think so big and I always thought so small? So I, I don't, I don't know what goes on in Elon's mind, but I would love to not have insecurities in little things. I don't know what the upset.

• 14:41Lewis Howes?

  Little think.

• 14:42Grant Cardone?

  Little think.

• 14:44Lewis Howes?

  Little think.

• 14:45Grant Cardone?

  Little man think.

• 14:46Lewis Howes?

Do you think your insecurities are just as strong as they were 10, 20 years ago? Or is it less?

• 14:53Grant Cardone?

Well, I think that they're the same. I think that they're, they're, they're still there like fully.

• 14:59Lewis Howes?

They're just as strong now as when you're 20.

• 15:01Grant Cardone?

Yeah, yeah, the difference, I mean, I just have, I just have experience.

• 15:04Lewis Howes?

  Yeah.

• 15:05Grant Cardone?

I just, I'm like, I could, I could do something. I, I, I know I have these stacked up wins.

• 15:10Lewis Howes?

Right, you got momentum, you can get through it. It's not gonna hold you back.

• 15:14Grant Cardone?

And, yeah, and, and I know it's a lie, it's a liar. The insecurity is a liar. It's not, it's never been right. It's never been, it's never been true. And, and so, you know, it's been the great thief of my life, you know? You can't do that, you know? I mean, dude, I got out of college and, and I, I had nightmares after I got out of college that I actually didn't graduate. And I know, I know I got to be a paper. I know I got out and, and I still today look back and say, did I really get out? Like weird, like, am I really successful? Like sometimes I'll tell Elena, like, I don't even know how I've done all this. How did we pull off the 35,000 people?

• 15:56Lewis Howes?

It's crazy, man. What's your definition of success then?

• 15:59Grant Cardone?

I don't know. I mean, like, like, you know, just, it's not a thing or it's not some kind of, it's not some kind of race or

• 16:08Lewis Howes?

  Result.

• 16:09Grant Cardone?

  Time or number.

• 16:12Grant Cardone?

You know, it's like, hey, am I, can, am I, I think for me, it's more, am I fulfilling my potential?

• 16:19Lewis Howes?

Will you ever fulfill your potential?

• 16:21Grant Cardone?

Hmm, I don't know. I mean, probably not. I just keep finding a new thing, right? You know, I go to the gym. I mean, a year ago, I couldn't pick up, I couldn't do a push up. Now I can do 100.

• 16:33Lewis Howes?

  Wow.

• 16:34Grant Cardone?

So will I be able to do 110 one day? You know, will I even want to? At some point you're like, I don't want to do anymore.

• 16:40Lewis Howes?

  Right.

• 16:42Grant Cardone?

So until then, I just keep like, you know, playing the game, man. It's, it's a fun game and I get to, you know, the beautiful thing about pressing is that you don't know if you're gonna win or not. And it's easy to quit playing. And that, cause you, you, you don't lose. But if you keep playing the game, if I keep trying things, I get to keep experiencing the insecurity and the fear. That that personal thing, it's got nothing to do with the checkbook or what you bought or how you live, but that experience of like, can I figure this out? Yeah. When were you most insecure last year? Last year, when was I most insecure? Before the big event, was it before a big deal? Definitely, definitely before the big event. Jumping out of a plane, what if I don't?

• 17:27Grant Cardone?

But even even after, yeah, definitely. That was stupid. Wouldn't do that again.

• 17:36Grant Cardone?

Definitely, I was insecure before the event, thinking the night before. You know, there's no way, all these people aren't going to show up. This place is going to be half empty. Oh. Biggest fear I had. That's gotta be, if you're walking out of the stage and seeing crickets? Nobody's in the room, or, or you start and everybody starts leaving. Oh, you see them walking out? People start walking out like this is two biggest fears I have. So that that was scary all the way up to the night of the event, like I was terrified. You know, and you know, fearful, like they're not going to show up. Then even even once we did that, we have a room a third the size of last year.

• 18:18Grant Cardone?

I have worried every day since the last event, whether this one will work. Really? Yeah. Why? I don't know, man. I know how hard they are. Yeah, it's hard to get people to show up. And and I just, even when we're sold out, I'll keep pushing. You keep selling. Yeah, because I don't trust the numbers. I don't trust that people will show up. That's the 10x rule, though. The 10x rule says, look, you don't stop when you get there. You keep pushing. And that way the place will be full. Yeah. What do you think it'll take for you to get over insecurity moving forward? I'm not trying to. You're not trying to? I'm not trying to.

• 18:56Lewis Howes?

I thought you said if you could get rid of it, you'd be able to do bigger deals.

• 18:58Grant Cardone?

Be unbelievable, but it's not, it's not, it's not a target I have.

• 19:02Lewis Howes?

  Letting go of insecurity.

• 19:03Grant Cardone?

No, I think it's just a human condition. I think it's part of the game. I think it's part of being a human being any more than I want to get rid of my arms, you know, or my legs, or my, my arms and my legs, my body, my body is a limitation.

• 19:16Lewis Howes?

  Yeah.

• 19:17Grant Cardone?

  You know, so.

• 19:18Lewis Howes?

How do you manage it better than like for people that are saying, you know, I want a 10x, but I always have insecurity and fear that I'm going to fail or people are going to show up and I'm,

• 19:27Grant Cardone?

  Yeah.

• 19:27Lewis Howes?

the deal's going to, I'm going to go broke. How do you personally get, have a conversation to yourself to the insecurity and fear?

• 19:34Grant Cardone?

Yeah. It's not stop, it's come. Yeah. For me, for me, fear, fear, the things I'm scared of, I'm like, come on, you know, it, it's calling me. It says, hey, come play over here. It's an indicator. It's a good indicator, not a bad indicator.

• 19:49Lewis Howes?

  Lean into it.

• 19:50Grant Cardone?

Lean into it. Come play with me. Okay. So I either have fear because it's really dangerous and stupid.

• 19:57Lewis Howes?

  Like physically dangerous.

• 19:58Grant Cardone?

Yeah. Like, let me get to the edge of this thing. I'm going to get on the other side of that thing. I'm probably going to be scared.

• 20:02Lewis Howes?

  Yeah.

• 20:03Grant Cardone?

Now, I, why, why am I going to be scared though? Like, because I don't know what it feels like to fall, you know, this many floors and hit.

• 20:11Lewis Howes?

  Yeah.

• 20:11Grant Cardone?

Maybe it does, maybe there's no big deal about, maybe dying's not even a big deal.

• 20:14Lewis Howes?

  Right.

• 20:15Grant Cardone?

But I don't have the, I don't consciously have the experience. So, you know, I used to be like, I can't buy a $78,000 house. I was terrified the first house I bought. I don't know what I'm doing.

• 20:28Lewis Howes?

Because you don't have the experience.

• 20:29Grant Cardone?

I don't have the experience, man. This, this is the problem. And you're not going to have the experience if you don't move through the fear.

• 20:36Grant Cardone?

And a lot of people do it once and then they don't do it again. You got like, it's not going away.

• 20:42Lewis Howes?

  Yeah.

• 20:43Grant Cardone?

It's just going to, you're going to get used to, you're going to get used to the ski boots. You know, the first time you put them on, man, they're freaking banging your shins.

• 20:51Lewis Howes?

  Hurt.

• 20:52Grant Cardone?

Like, I can't, man. But you just wear into them.

• 20:55Lewis Howes?

  Yeah.

• 20:56Grant Cardone?

New pair of shoes. New friendship. The only thing that's really, really easy at the first time is the girl. First three days are great.

• 21:06Lewis Howes?

Yeah, then you gotta learn how to communicate. You gotta learn.

• 21:09Grant Cardone?

  Yeah.

• 21:10Lewis Howes?

My lady just moved in a few weeks ago.

• 21:12Grant Cardone?

  Yeah, how's that?

• 21:13Lewis Howes?

It's amazing and you gotta learn how to have patience.

• 21:16Grant Cardone?

  Yeah.

• 21:16Lewis Howes?

Two cultures, two different languages, two different backgrounds coming together in the same space, both love their privacy and space. So it's just learning how to say, okay, this is different.

• 21:27Grant Cardone?

  Yeah, yeah, yeah.

• 21:28Lewis Howes?

I gotta, I gotta receive, I gotta accept, I gotta move through it in a different graceful way. But I feel like I've gone through so much experience in previous relationships that I'm ready for it. You know, I've gone through those fearful moments where now I have experience. It's like, okay, I can see when the emotions are coming up as opposed to reacting to it. Let me just like sit in it.

• 21:48Grant Cardone?

  Yeah.

• 21:48Lewis Howes?

And relax and make sure everything's gonna be calm and good to go. And it blows over, so. It's interesting, man.

• 21:56Grant Cardone?

  Yeah.

• 21:56Lewis Howes?

When you first moved in with the lady, now, what was that like?

• 21:59Grant Cardone?

  Well, dude, I was so.

• 22:00Lewis Howes?

  That was in LA, right?

• 22:01Grant Cardone?

I was so giddy, like I wanted to be with her so bad.

• 22:03Lewis Howes?

  For years, right?

• 22:04Grant Cardone?

  Yeah, oh, yeah, like.

• 22:06Lewis Howes?

You were like, she's the one before she knew.

• 22:08Grant Cardone?

Oh, yeah, for sure. And then I was worried that she was gonna leave. I wasn't, like, I was all in. She wasn't all in.

• 22:16Lewis Howes?

It's usually the other way around.

• 22:17Grant Cardone?

Yeah, she was not all in. So she was very much half in, half out. I knew at any time she could blow. And so I was just like, man, can I, you know, I knew I had sold the deal. But not closed the deal. The deal was not closed.

• 22:32Lewis Howes?

  Yeah.

• 22:33Grant Cardone?

I mean, we had slept together and at that point, you know, and so we were starting to have a relationship. She even moved in with me.

• 22:40Lewis Howes?

  Really?

• 22:41Grant Cardone?

Like, you know, I bought this house, she moved in, but I still knew.

• 22:46Lewis Howes?

She could bounce at any time.

• 22:47Grant Cardone?

She could bounce at any time because she was just, she was, she was fragile, she was wobbly. She was commitment phobic. And, and I knew that because I had been. So I could see it.

• 22:59Lewis Howes?

  You could sense it.

• 23:00Grant Cardone?

Yeah, I was ready, she wasn't ready yet. And she had her own insecurities and she had her own

• 23:07Grant Cardone?

doubts about her ability to be in a relationship and she, she had a lot of, she would say this too. I'm not like talking out of school. She, she had. A lot of her own calculations like this means I'm gonna be bored. This means monogamy. Monogamy means sex is not gonna be good. Trapped or whatever. Whatever all the calculations people make, the negative calculations, you know? She wasn't ready for babies. She was a lot younger than you. She wasn't even ready for marriage. So how do you close a deal with someone who's insecure, fearful, doubting? Both parties need to be working on themselves. So you can't have me improving myself. And then she's not. Both need to be.

• 23:51Grant Cardone?

Both need to be individually, by the way, not together.

• 23:55Grant Cardone?

Your paths are different. You know, what I was working on was different than what she was working on. So she needed to have the willingness to wanna grow. Oh, totally, totally, cuz I've been with a bunch of people that were like, "Oh, I love you, you're awesome, yeah, I love you and you're awesome and the sex is great," but they're not growing. And here I am, I'm a growing machine, like I'm an organism that wants to grow. I wanna improve, I wanna do better. That's why I do these other, take on these challenges, I wanna grow. And so I, it is, number one problem with me and women have always been the other party didn't wanna grow. Every, every relationship I've been in prior to Elena. And Elena was, she, she, she was willing to grow. She was willing, she said, okay, I know.

• 24:39Grant Cardone?

She was already, she was already confronting her stuff. That's good. So you know there was potential because she was willing. If she wasn't willing to grow, there's nothing that you can do. She's gonna blame me for everything. And/or she's gonna hold me back. Like all these events that I go to, I see the husband without the wife and the wife without the husband. Like you can't talk your spouse to come to one of these. There's no way you're gonna be able to talk your spouse into the journey. Into the big.

• 25:09Lewis Howes?

  Bigger picture.

• 25:10Grant Cardone?

Into the whole, the whole, because the journey is gonna be difficult.

• 25:13Lewis Howes?

  It's gonna be hard.

• 25:15Grant Cardone?

Unless it's not. Unless you're just trying to flatline the deal and that's gonna be even, that's impossible.

• 25:20Lewis Howes?

If you're pushing, if you're trying to grow, it's gonna be difficult.

• 25:22Grant Cardone?

  That's difficult.

• 25:23Lewis Howes?

  Yeah.

• 25:24Grant Cardone?

  The flatline, impossible.

• 25:26Lewis Howes?

  Impossible.

• 25:26Grant Cardone?

  Cause it's going down.

• 25:27Lewis Howes?

It's going, you can't keep it the same.

• 25:29Grant Cardone?

  It's impossible.

• 25:29Lewis Howes?

  You're gonna decline.

• 25:30Grant Cardone?

You think it's gonna be cool. Till one day you look around, the furniture's tired. The marriage is tired, carpet's tired. It's gonna deteriorate.

• 25:38Lewis Howes?

  Yeah.

• 25:39Grant Cardone?

  The flatlines always fall.

• 25:41Lewis Howes?

What's the thing that Elena's given you the most, that she's inspired you with the most?

• 25:47Grant Cardone?

She, she is a massive thinker.

• 25:50Lewis Howes?

  Bigger than you?

• 25:51Grant Cardone?

  Oh, way bigger.

• 25:52Lewis Howes?

  Really?

• 25:53Grant Cardone?

Because she's not, she's not, she's not confined, she's not confined by mechanics.

• 25:58Lewis Howes?

She doesn't have a big office to pay for?

• 26:00Grant Cardone?

She doesn't have budgets, she doesn't have. She, she lives in this, she lives in this ethereal, very light. It's not a heavy world she lives in.

• 26:12Lewis Howes?

  Yeah.

• 26:12Grant Cardone?

She bounces on a ball. This is what she does all day long, swear to God, she, she's gonna hate me for saying this. I'm like, dude, I like you bouncing on the ball. Her abs are perfect, her like, she could be pregnant and her abs are like, bang, bang, bang, cause she bounces all the time.

• 26:28Lewis Howes?

  Really?

• 26:29Grant Cardone?

  All day long.

• 26:29Lewis Howes?

  Like a big ball bouncing?

• 26:30Grant Cardone?

And while she's bouncing, she thinks.

• 26:32Lewis Howes?

  Wow.

• 26:33Grant Cardone?

And she thinks, she manifests, like if there's any, like she is definitely magical.

• 26:39Lewis Howes?

  Wow, so a unicorn.

• 26:41Grant Cardone?

She is magical. She can talk to animals.

• 26:45Lewis Howes?

  Okay.

• 26:46Grant Cardone?

I mean, crazy shit. She's the one that thought about the jet, not me.

• 26:50Lewis Howes?

  Really?

• 26:50Grant Cardone?

  Yeah.

• 26:51Lewis Howes?

You, it was too big for you?

• 26:53Grant Cardone?

Uh, yeah, yeah, uh, cause I had to pay for it.

• 26:55Lewis Howes?

Right. You're like, how am I gonna make this money? How am I gonna pay for this?

• 26:58Grant Cardone?

First of all, you know, a jet needs pilots, a jet needs a shelter, a jet needs fuel, a jet needs maintenance, a jet needs, a jet goes to zero, blah, blah, blah, blah. I'm stuck in this, I'm stuck in this.

• 27:07Lewis Howes?

  Numbers world.

• 27:08Grant Cardone?

  Yep, this puzzle.

• 27:12Grant Cardone?

And she's not stuck in the puzzle. She, she already has a picture.

• 27:17Grant Cardone?

You know? She's already picked it out. She's like, this is the one we're getting. No, no, she wasn't there yet. Like, like, that's how not connected to the physical universe. She, she, she just knows it flies. It takes us around the world. It's comfortable. Yeah. I mean, to her, it would be like, there, there's, you know, it's way bigger. It's a 747, yeah. Yeah, already like. Wow. So, she's, and, and, and there, there is value in having a, a, a partner in your relationships that is not stuck in mechanics. Cause the mechanics stop people from the dream. Yeah. You know, at, at the new year, you know, I want to do this. I want to do that. The resolution stuff.

• 27:59Grant Cardone?

The big mistake that I make in my goal setting is the moment I set a goal, I want to move to how to do it. And when I do that, when I move to how to, it stops me. Really? Yeah, immediately. Cause I don't have the money to do it.

• 28:12Grant Cardone?

I don't have the time to do it. Uh, I don't live there. I'm too old. I'm too young. I don't have the connections. I don't know how to write a movie, make a movie, get a TV, whatever, right? I want a Netflix deal. Okay. I don't know anybody at Netflix. So you, you move into the mechanics and the moment you move into the mechanics, you, you, you, you shattered the dream. So how do you get out of the mechanics but make the dream come true? How can I do it? You got, just ask yourself better questions. Who do I need to meet?

• 28:43Grant Cardone?

So, but first you gotta have the dream. You gotta, somebody's gotta maintain the dream.

• 28:48Grant Cardone?

You know, that, you, somebody, somebody's gotta be like, the house looks like this and then I gotta go up there and, and hammer it. Yeah. So maybe Elena's, Elena's is, you know, Elena's position, by the way, is as valuable as mine. I'm just the one, I'm the one that. Those are mechanics. That, that's pounded. So I'm the one that, that gets angry. Yeah. You know, because I'm like, I'm doing the work here. But the truth is, she's doing work too. She's, without her work, you wouldn't be making it happen. Dude, I wouldn't have a jet today. Right. I would be doing, I would be doing eight hour events by myself.

• 29:27Grant Cardone?

If it wasn't for Elena, because that's what I was doing before we got married. I was doing eight hours.

• 29:31Lewis Howes?

And you just say, okay, I got a 10x and I gotta do more of them.

• 29:33Grant Cardone?

Yeah, and I couldn't do it anymore. I couldn't do it. I was 50 years old and I was freaking coming home exhausted. Like, I was, I was like, I hated my life. I hated my business. I hated speaking. I hated the travel. Like, I was angry all the time. She's like, why don't you just do a three-hour event? She's like, it was brilliant. She's like, what do you, when do you feel good? I said, at three hours. At 11 o'clock or at 12 o'clock in the morning, I feel fine. She's like, why don't you end it right then? I'm like, if I end it right then, I'm gonna have to cut the price. And they're not gonna want it. And she's like, why don't you just try it? I did a three-hour event. This was 12 years ago.

• 30:15Grant Cardone?

More people came. I didn't lower the price, and they were happier. And I came home and I was happy.

• 30:22Lewis Howes?

Yeah, and they probably wanted more from you.

• 30:24Grant Cardone?

Yeah, yeah. I mean, everything improved. Everything improved. Nobody wanted the eight-hour event, I thought, because of my insecurities. I gotta give more. I gotta give more to justify the price.

• 30:35Lewis Howes?

How do you guys talk about your dreams? Like, do you speak about it every day? Is she saying big picture ideas every day? Like, keep going for this. This is what we want. Do you guys?

• 30:45Grant Cardone?

Yeah, we, we, we, we talk, we go over money once a week.

• 30:49Lewis Howes?

And what does that look like?

• 30:51Grant Cardone?

Just sitting down and say, hey, this is where we're at. This is what we achieved.

• 30:54Lewis Howes?

This is how much we brought in.

• 30:55Grant Cardone?

This is what I'm sitting on. You know, this is the play, this is the play. The money, the money door opens up all the other conversations. Should, because if you got a bunch, then you're like, what are we gonna do? We should celebrate. And if you, if you don't, if you don't, where's that money going? It's going to these three deals. So she, she needs to know what I'm doing out in the world every day. What roof I'm hammering on. And what nail am I beating? I'm using that analogy because that was one of my first jobs. My uncle hired me to, to work on roofs, and I didn't know, I literally did not know how to use a hammer. I was so like mechanically, I am an idiot.

• 31:32Lewis Howes?

  Yeah, me too.

• 31:33Grant Cardone?

And I'm like, what side of this hammer do I use? Like, cause I was in the middle of the hammer, not at the end of it.

• 31:38Lewis Howes?

  Right.

• 31:39Grant Cardone?

And he, I mean, the guy taught me how to hammer nail.

• 31:43Lewis Howes?

  Yeah.

• 31:43Grant Cardone?

And he's like, no, you go all the way in. Once it's in, you hit it again. Like that, that, that's kinda how I do my life today. And then by the way, you go double, you get another nail next to it.

• 31:54Lewis Howes?

  Yeah, make it strong.

• 31:55Grant Cardone?

So, so, you know, so, so when we're talking about that, the, the money, I, I need her to know where, wh- wh- wh- where the play's going right now. The biggest problem is people don't listen, right? So that our arguments come in where I'm like, I told you we're going to Oakland. God damn, how many times I gotta tell you? You weren't listening to me. You were looking at your dumb ass Instagram.

• 32:17Lewis Howes?

  Yeah.

• 32:17Grant Cardone?

And those are the when the arguments happen.

• 32:19Lewis Howes?

  Yeah.

• 32:20Grant Cardone?

You know, because she was somewhere else for a second. And I thought she heard it.

• 32:24Lewis Howes?

  Right. So you gotta listen.

• 32:27Grant Cardone?

Yeah. And, and I gotta make sure she's listening because if, if she didn't hear me, really it's my responsibility.

• 32:32Lewis Howes?

  Right.

• 32:33Grant Cardone?

  I was communicating.

• 32:34Lewis Howes?

Did you hear what I said? Yeah.

• 32:34Grant Cardone?

I was communicating to someone that wasn't.

• 32:36Lewis Howes?

  Paying attention.

• 32:37Grant Cardone?

You couldn't, you can't communicate if they can't get it.

• 32:39Lewis Howes?

Right, right. Now, I love this conversation. Once a week, you guys sit down. Is it just like a quick five minute thing, quick 10 minute thing? Is it an hour schedule?

• 32:48Grant Cardone?

Most of the time it's quick.

• 32:49Lewis Howes?

It's like two minutes, like you open up your bank account. You look at this, like here's where we're at. Here's what I'm planning to do this week.

• 32:56Grant Cardone?

  Yeah.

• 32:56Lewis Howes?

Here's, we didn't do this yet. We're still going for it.

• 32:58Grant Cardone?

  Yeah.

• 32:59Lewis Howes?

And how important do you think that is for every couple, married couple, to go over money once a week or once a month or even a consistent thing?

• 33:08Grant Cardone?

Yeah, well, if it's zero, it, the, the conversation is terrible. Look, we have no money right now. Like in 2008, that's what we were doing. This is when we started this practice.

• 33:18Lewis Howes?

  Really?

• 33:18Grant Cardone?

We have no money. Like you can't, you can't spend anything.

• 33:22Lewis Howes?

Can't go down Rodeo Drive and get your bags and?

• 33:24Grant Cardone?

There's none of that. Okay, I got it. Okay, like, like there's no cheating, there's no scamming, like, like, like, we don't have any money. We don't have any money coming in. I have, I have less money coming in than I have going out. We're bleeding right now, so.

• 33:38Lewis Howes?

  How old were you?

• 33:40Grant Cardone?

  How old was I?

• 33:41Lewis Howes?

How old were you at that time?

• 33:41Grant Cardone?

  I was uh, forty, forty-eight, forty-nine.

• 33:46Lewis Howes?

How did that make you feel to say, "We have no money," basically?

• 33:49Grant Cardone?

Dude, I was disgusted, like, like, so disappointed with myself.

• 33:52Lewis Howes?

  Wow.

• 33:53Grant Cardone?

That I had put my family in this situation. Cause, cause I'm the one that went to her, remember, and said, "Oh, your life's gonna be unbelievable."

• 33:59Lewis Howes?

Right, I'm gonna take care of this, you don't have to worry about anything.

• 34:02Grant Cardone?

  I'm the man.

• 34:04Grant Cardone?

I'm the baddest dude in the world.

• 34:05Lewis Howes?

And now you're not the man.

• 34:06Grant Cardone?

And now I'm like, shit, I've been cut in half.

• 34:08Lewis Howes?

  Wow.

• 34:08Grant Cardone?

  You know?

• 34:09Lewis Howes?

  So you started that.

• 34:10Grant Cardone?

And I couldn't turn it around. There's no, there was no, in 2008, there was nothing, you couldn't do anything. There was nothing. I could put on a cape and go save something. There was nothing to do. So it's just now, you gotta pay the price.

• 34:25Lewis Howes?

What was, what was the price?

• 34:27Grant Cardone?

Fear, uh, uncertainty, uh, insecurity, are we gonna go broke? I can't spend money. I can't even look at stuff. I can't spend money on ads. Um, I have to do everything organic.

• 34:41Lewis Howes?

  Wow.

• 34:42Grant Cardone?

It's hard work. I'm fifty years old. I should not be in this position.

• 34:45Lewis Howes?

Yeah, you should be thinking about retirement.

• 34:46Grant Cardone?

Dude, I should be thinking about kicking right now. You know? And, and, and I got a baby on the way. So, yeah, everybody sees the, what I'm doing now, and they're like, "Oh my God, he's got it made. I hate his guts."

• 35:00Lewis Howes?

  Right.

• 35:01Grant Cardone?

You don't know, nobody knows what I go through every day.

• 35:03Lewis Howes?

  Wow.

• 35:04Grant Cardone?

You know, and, and even, even when you solved the 2008 problem, you, you end up today, now, now you're having to juggle more responsibility.

• 35:11Lewis Howes?

It's still a lot of pressure. Way more pressure now than then.

• 35:15Grant Cardone?

You know, you, you, and, and, you know, if you've been punched in the face before, or cold cocked, then, then you're always like a little like, "When's it coming again?"

• 35:23Lewis Howes?

  Yeah.

• 35:24Grant Cardone?

"Am I in good shape so this doesn't happen again?" And you never know, you never know what's gonna happen next.

• 35:29Lewis Howes?

Yeah. I think the first time we connected was in 2010 over a Skype interview, I think. Two thousand nine, two thousand ten, maybe two thousand eleven. It's been almost a decade since I've known, known you. And that was right after you started like building up, you were hustling then, cause you were a year or two prior.

• 35:46Grant Cardone?

  Yeah.

• 35:47Lewis Howes?

You know, pretty much broke, I guess.

• 35:47Grant Cardone?

  Yeah.

• 35:49Lewis Howes?

And I have to say, I really admire how in a decade, how much you did. A decade of time, when you were kind of down and out, I guess.

• 35:58Grant Cardone?

  Yeah.

• 35:59Lewis Howes?

Of how you were able to pick yourself back up when most people would say, I'm 50, I'm getting older, like, I gotta slow down. You doubled down on your health, which I think is the most important. I don't think people recognize how powerful your health is because of the energy you have to take on the responsibility.

• 36:14Grant Cardone?

  Yeah.

• 36:15Lewis Howes?

If you didn't work out every single day, the way you do.

• 36:17Grant Cardone?

  Yeah.

• 36:18Lewis Howes?

You probably wouldn't be able to do what you're doing.

• 36:20Grant Cardone?

  Yeah.

• 36:21Lewis Howes?

Maybe, I don't know. But if you didn't work out.

• 36:23Grant Cardone?

I know a year ago, the last time I was on this interview, I think I just started working out every day. And my body was hurting all the time. I was in pain constantly.

• 36:33Lewis Howes?

You didn't want to do it, you were struggling.

• 36:35Grant Cardone?

Dude, my ankles hurt, my knees hurt, my back hurt, my like, like I had constant pain in my body.

• 36:41Lewis Howes?

  Why'd you keep doing it?

• 36:42Grant Cardone?

  Doing what?

• 36:43Lewis Howes?

  Working out.

• 36:44Grant Cardone?

No, that, that, that's, no, that, I wasn't working out.

• 36:47Lewis Howes?

  Before you started working out.

• 36:48Grant Cardone?

My body was weak. I wasn't using my body. I didn't use it and it started to abandon me. Like, I wasn't paying attention to it, you know, and it's like, okay, dude, you don't, you don't want to pay attention to me?

• 36:59Lewis Howes?

I'm gonna make you pay attention.

• 37:00Grant Cardone?

Maybe I don't pay attention to you. You know, or maybe I'll make you pay attention to me. And then I got, I went to a PT, uh, three days a week. That really didn't do anything. And I said, you know what? I need to take responsibility for this. If I want to fix something, that, that, that, that's the code of my life. Do you want to fix something? Take responsibility.

• 37:18Lewis Howes?

  Yeah.

• 37:18Grant Cardone?

You take responsibility. Don't give it over to the physical therapist, the masseuse. I was trying the masseuse. The masseuse never helped me. I needed to put muscle in my bones. So I, I, I hired a guy named Anthony. He came, I said, you come to the, you come to my place every day. Same time every day. Here's the money. Here, take the money. Here's the schedule. I'm never gonna miss a day.

• 37:41Lewis Howes?

Wow. He travels with you too, or no?

• 37:44Grant Cardone?

No, no. This was in the first year and, um, you know, it's been 14 months. I have almost zero pain in my body.

• 37:52Lewis Howes?

Training every, when you're home, you're training every day.

• 37:54Grant Cardone?

And now, and two weeks ago, I went, I went, uh, plant only.

• 37:59Lewis Howes?

  Plant-based?

• 37:59Grant Cardone?

Plant-based. I dropped the meat, dude.

• 38:02Lewis Howes?

That's so, I want to do, I did that for a week last week.

• 38:04Grant Cardone?

  Yeah.

• 38:05Lewis Howes?

I thought amazing. I had a lot of more gas just from all the plants, I think, but just cleaning it out.

• 38:10Grant Cardone?

That's really too much information for me.

• 38:13Lewis Howes?

But I've had way more energy.

• 38:15Grant Cardone?

  Yeah.

• 38:15Lewis Howes?

  And less inflammation, less pain.

• 38:18Grant Cardone?

Yeah, I hadn't noticed. I have a little bit of inflammation in my hands, but it hadn't changed. But the plant-based thing, I watched the game changer show.

• 38:28Lewis Howes?

  Yeah.

• 38:29Grant Cardone?

And when he said, dude, you're eating the middleman.

• 38:35Grant Cardone?

Like, when I heard that, that was enough for me right there.

• 38:37Lewis Howes?

  Eating the middleman?

• 38:38Grant Cardone?

You're eating the middleman. Meaning? The cow. The cow eats the grass.

• 38:42Lewis Howes?

  Right.

• 38:42Grant Cardone?

You go right to the source. The source is the grass.

• 38:44Lewis Howes?

  Yeah.

• 38:45Grant Cardone?

And as soon as I heard that, I'm like, what the fuck am I doing eating the middleman? I ain't a middleman guy. I want to go directly to the source.

• 38:52Lewis Howes?

  Where all the energy's at.

• 38:53Grant Cardone?

Yeah, I mean, like, that was the line in the show that did me. And I had been thinking about it, too. I've eaten meat for 60 years. I grew up on bacon. Four pieces of bacon every day.

• 39:03Lewis Howes?

  So good.

• 39:04Grant Cardone?

Oh, yeah, totally. The eggs. I have not eaten any meat in 12 days. And my energy is freaking this all day long.

• 39:18Lewis Howes?

  Wow.

• 39:19Grant Cardone?

3:30 in the afternoon for the last 25 years, I crash at 3:30. Hard crash. I mean, like,

• 39:27Grant Cardone?

I'll see you guys. Call me later, okay? What'd you do at 3:30? I got a meeting.

• 39:32Lewis Howes?

  Yeah.

• 39:32Grant Cardone?

And that meeting was on that nap, dude. And when I hit it, I'm talking coma.

• 39:38Grant Cardone?

Deep sleep. Better than sleep at night. Sometimes it would be 30 minutes, sometimes it'd be an hour and a half. Like, comatose. 12 days, I can't take a nap. I try to go take a nap, I cannot fall asleep. So good my energy is.

• 39:53Lewis Howes?

Do you think you're gonna stick with this? Do you think you'll have meat sometimes?

• 39:56Grant Cardone?

I mean, I'm not, like, I'm not a fanatic guy, so.

• 40:00Lewis Howes?

You might have a little meat here and there or something.

• 40:02Grant Cardone?

I'm just gonna eat what makes me feel best.

• 40:03Lewis Howes?

  Yeah.

• 40:04Grant Cardone?

So I don't care if it was meat, if it was pork, if it was bacon, but right now, as long as I can find the greens. And I haven't missed the meat.

• 40:13Lewis Howes?

  Wow.

• 40:15Grant Cardone?

My digestion's better. You know? My energy's freaking great. So, I don't know, man.

• 40:22Lewis Howes?

I might have to try it with you. I might do a 30-day plant-based.

• 40:25Grant Cardone?

Yeah, you know, try one day. Try one day. You know, I just stack days, man, one day at a time.

• 40:31Lewis Howes?

  Yeah.

• 40:32Grant Cardone?

But my energy, I didn't think my energy would get better because everybody's, oh, your energy is gonna be better if you do this and that. I'm like, dude, I don't have an energy problem. But when you don't have an energy problem and all of a sudden your energy goes up here and then stays stable all day long. And I'm less irritable. I think I'm less irritable.

• 40:47Lewis Howes?

  You're a nicer guy now.

• 40:48Grant Cardone?

  Huh?

• 40:49Lewis Howes?

  You're nicer now.

• 40:50Grant Cardone?

  A little bit.

• 40:51Lewis Howes?

  Less reactive.

• 40:52Grant Cardone?

  I don't know if I'm nicer. I'm less irritable.

• 40:54Lewis Howes?

  Wow.

• 40:55Grant Cardone?

Ryan, is that true? Ryan's like, you need to be less irritable.

• 41:00Lewis Howes?

  This is amazing, man.

• 41:01Grant Cardone?

  Yeah, yeah.

• 41:01Lewis Howes?

  So...

• 41:04Grant Cardone?

But you see, there's, there's, there's another thing right there. Like, you gotta, people gotta keep working on themselves.

• 41:09Lewis Howes?

  Trying new things.

• 41:10Grant Cardone?

You gotta give something up. Like, I'm always giving stuff up. My, my life changed when I gave stuff up. When I was 25 and I gave drugs up, I'm like, okay, I'm done. And then you give up your friends.

• 41:21Lewis Howes?

  Right.

• 41:21Grant Cardone?

Because when you start changing, they're gonna go.

• 41:25Lewis Howes?

  People don't like it.

• 41:26Grant Cardone?

They're gonna go or you're gonna come back. And if you're not, I, I truly believe that if you're not changing your friends, you're not changing. Your friends should be, they should be like...

• 41:37Lewis Howes?

  Every few years a cycle.

• 41:39Grant Cardone?

  Yeah.

• 41:39Lewis Howes?

Or they should be changing, growing with you.

• 41:41Grant Cardone?

They're not gonna grow with you, really.

• 41:43Lewis Howes?

Well, I hope I'm friends with you in 10 years.

• 41:46Grant Cardone?

Yeah, but, but, well, we will be.

• 41:48Lewis Howes?

  Yeah.

• 41:48Grant Cardone?

We will be, you know, but, but like, I know, I know, I dated this girl, her friends were her childhood friends. She never changed.

• 41:57Lewis Howes?

  Yeah, it's tough.

• 41:58Grant Cardone?

None of them changed. The whole group never changed. Like, for me to change, you can't, I can't think of me and you are best friends that me and you are gonna have, we're gonna change at the same time.

• 42:10Grant Cardone?

We have different reasons to change throughout life, right?

• 42:12Lewis Howes?

  Right.

• 42:13Grant Cardone?

And, and Elena and I, we'll, we'll have different times when we wanna change. My kids, like, my kids are gonna change and they're gonna leave.

• 42:21Grant Cardone?

  100% they're gonna leave. They're like, I don't want, I don't wanna do this anymore.

• 42:25Lewis Howes?

  Right.

• 42:26Grant Cardone?

And they're gonna go from flying private back to flying commercial.

• 42:30Lewis Howes?

  Until they touch.

• 42:31Grant Cardone?

Yeah, until they figure out how to fly private, if they even want to do that.

• 42:34Lewis Howes?

  Yeah.

• 42:35Grant Cardone?

But, but I've always said, I've changed so many times, I've moved, I've been five or six different cities. That's been great for me. Every, every move has been better for me.

• 42:43Lewis Howes?

  Uh huh.

• 42:44Grant Cardone?

I've changed friends. I've had lifelong friends that I know them, but.

• 42:49Lewis Howes?

We're not hanging out every day.

• 42:50Grant Cardone?

  No, I moved on.

• 42:52Lewis Howes?

Yeah. What do you say to people that are like, well, I love my childhood friends. We have this loyalty. We have this experience together, you know.

• 42:58Grant Cardone?

You'll always have that. Add, add some of that. There's other people that want to be your friends, you know. In other parts of the world, other religions, other races, you know, have other stories.

• 43:11Lewis Howes?

  Meet new people.

• 43:12Grant Cardone?

Meet new people, man. I'm trying to get Ellen to come to, come to our next 10x.

• 43:17Lewis Howes?

  Really?

• 43:17Grant Cardone?

I'd love to have her speak there.

• 43:20Lewis Howes?

  Did you make the offer?

• 43:23Grant Cardone?

Well, I think there's an offer being made.

• 43:24Lewis Howes?

  Really? Wow. That'd be amazing.

• 43:26Grant Cardone?

  Yeah.

• 43:26Lewis Howes?

That'd be huge. You got, who you got coming this year?

• 43:28Grant Cardone?

  We got Usher.

• 43:29Lewis Howes?

  Usher? He's great.

• 43:30Grant Cardone?

  Snoop.

• 43:31Lewis Howes?

  Snoop Dogg.

• 43:32Grant Cardone?

  We got.

• 43:33Lewis Howes?

  Kevin Hart?

• 43:34Grant Cardone?

Kevin Hart. He's big. Big as you get, right?

• 43:37Lewis Howes?

  He's big.

• 43:37Grant Cardone?

We have Rick Forever, Rick Ross. We have Scooter Braun.

• 43:42Lewis Howes?

  He's great.

• 43:43Grant Cardone?

  Yeah.

• 43:43Lewis Howes?

  Good buddy of mine.

• 43:44Grant Cardone?

  He's a good speaker.

• 43:45Lewis Howes?

  Great. He's inspiring.

• 43:46Grant Cardone?

  Magic Johnson.

• 43:47Lewis Howes?

  Yep.

• 43:48Grant Cardone?

This, this is stupid. Marie Forleo.

• 43:50Lewis Howes?

  Oh, yeah.

• 43:51Grant Cardone?

Who else? Who, I got somebody. Oh, yeah. One I can't announce.

• 43:55Lewis Howes?

  Tell me later. Yeah.

• 43:56Grant Cardone?

  Yeah. You know him.

• 43:58Lewis Howes?

  Sure.

• 43:58Grant Cardone?

  Big, big.

• 44:01Grant Cardone?

So anyway, that'll be good. But we're, we're already making offers for next year.

• 44:05Lewis Howes?

  Wow.

• 44:06Grant Cardone?

  Ellen's one of them.

• 44:07Lewis Howes?

  That's gonna be huge.

• 44:08Grant Cardone?

  Yeah.

• 44:09Lewis Howes?

She probably doesn't do too many events.

• 44:10Grant Cardone?

  She'll do this one.

• 44:12Lewis Howes?

If you make that offer big enough.

• 44:14Grant Cardone?

  Yeah.

• 44:14Lewis Howes?

  Yeah. That's amazing.

• 44:15Grant Cardone?

Money won't make you happy, but it'll, it'll get you, it'll get you.

• 44:18Lewis Howes?

It'll get you to show up.

• 44:18Grant Cardone?

It'll get you the speaker you want.

• 44:21Lewis Howes?

  That's amazing. So what's

• 44:23Grant Cardone?

Ellen and Rock. That'd be a good combination.

• 44:25Lewis Howes?

  Be unreal.

• 44:26Grant Cardone?

Yeah, I mean, hi- his number's ridiculous.

• 44:28Lewis Howes?

Be unreal. I don't even know if he has ever spoken at an event besides like with the Lakers or something.

• 44:33Grant Cardone?

  Yeah, yeah.

• 44:34Lewis Howes?

So what's the big goal then for you this year? If you, you know, Elena's painted a picture with you. There's this th- dream that's 10x, 100x where you guys are at. What's the, what's the end of the year picture?

• 44:46Grant Cardone?

  2020?

• 44:47Lewis Howes?

End of 2020, what's it look like? What's the dream come true?

• 44:51Grant Cardone?

I don't really think about, I don't, like, the whole thing about the dates, you know? The go- a goal is not a date, i- i- i- is, is not a goal if you don't have a date or something. I've never had dates on goals. I have dates on closings. I gotta close this deal by January 20th.

• 45:05Lewis Howes?

  Right.

• 45:06Grant Cardone?

But, or the event is February 21st.

• 45:08Lewis Howes?

  Sure.

• 45:09Grant Cardone?

But I g- I gotta be there, but on the, on the big giant goals, I have no clue when they're gonna take place.

• 45:14Lewis Howes?

  Gotcha.

• 45:16Grant Cardone?

But the end of the year, like, you know, we, you know, I wanna be happy, I want, want us to be doing, you know, the, first, the kids doing good and they're happy and they're happy and they're growing and they're more confident and

• 45:27Lewis Howes?

  Yeah.

• 45:28Grant Cardone?

they're 10 and 8, so you know, you start, they start moving into the teenage years.

• 45:31Lewis Howes?

Yeah, start looking at boys and

• 45:33Grant Cardone?

  Oh, yeah.

• 45:34Lewis Howes?

Oh, man, that's coming quick, right?

• 45:36Grant Cardone?

  Oh, my God, bro.

• 45:37Lewis Howes?

  Texas boys there.

• 45:38Grant Cardone?

Oh, my gosh. She had a boyfriend already.

• 45:41Lewis Howes?

  No way.

• 45:42Grant Cardone?

  Blew him out.

• 45:43Lewis Howes?

Oh, my gosh, she's crazy. One of the kids

• 45:47Grant Cardone?

Scarlett, Scarlett, we were in, we were in Thailand this year. We did 19 countries last year. And Scarlett's like, "Am I ever gonna be able to fly commercial?" And I'm like, "What? Am I ever gonna be able to fly commercial?" And I'm like, "I hope not."

• 46:04Grant Cardone?

And then sure enough, the following week, they, they wouldn't let us fly into Thailand with my plane. So we had to fly commercial.

• 46:10Lewis Howes?

  Shut up, wow.

• 46:11Grant Cardone?

  Yeah.

• 46:11Lewis Howes?

So she gets to go first class.

• 46:13Grant Cardone?

I never wanna do this again.

• 46:17Lewis Howes?

You gotta wait for three hours? You gotta go through these lines?

• 46:19Grant Cardone?

Yeah, yeah. She's really a funny chick, so.

• 46:22Lewis Howes?

What have your kids taught you about being a better person?

• 46:24Grant Cardone?

Oh, dude, you're gonna make me tear up now, like, fuck, I love my kids so much, like, I'd do anything for them.

• 46:31Lewis Howes?

  Really?

• 46:31Grant Cardone?

  Anything. Nothing I wouldn't do.

• 46:34Lewis Howes?

  What have they taught you?

• 46:36Grant Cardone?

Just fun, you know, fun, and they remind me of my childhood. I was such a good kid, you know, eight, nine, 10 years old, I was like, I was happy. I was fun, I was free, I was running, I was barefoot, you know. I mean, there was a lot of, there was a lot of restrictions on me in my household. My dad was very, very strict. He was a threat, you know. You know, quiet down. They, they don't get any of that. We, the environment's strict, but they're much freer. And, you know, it's, and it's a different time, but, you know, they're happy and, and they're, they're, they're not scared and they're not scared of Papa.

• 47:16Lewis Howes?

  They're not scared of you?

• 47:18Grant Cardone?

  No.

• 47:19Lewis Howes?

  That's nice, nice dad.

• 47:20Grant Cardone?

No, they, they, I've never hit them. Never threatened them, but they're extremely well, well behaved. We, we've done a good job with my kids, like, you know, you, look, look at some of these kids, you know, and, and you'll see, you'll see something about them. You can't fake the kids. I mean, it's a product.

• 47:36Lewis Howes?

  Right.

• 47:37Grant Cardone?

But it comes out, you know, apple doesn't fall far from the tree. Those kids are, they're like me, like, in some ways they're like Elena, but they're, they're a little crazy, they're a little wild, they do, you know, they have a lot of freedom to do a lot of stuff. They were doing cartwheels on the wing of the plane the other day and I worry about all that, you know, I'm like, oh shit, we're gonna, we're gonna mess them up.

• 47:58Lewis Howes?

  Yeah.

• 47:59Grant Cardone?

You know? So, we're homeschooling them, you know, I worry, hey, I wonder if.

• 48:05Lewis Howes?

Are they gonna be a social or?

• 48:06Grant Cardone?

Oh, they're so, I'm not worried about social things, shit.

• 48:10Lewis Howes?

What are you worried about homeschooling them then?

• 48:11Grant Cardone?

Eh, you know, are we gonna miss some subject? That, that, that, the, the schools would teach.

• 48:17Lewis Howes?

I mean, do you remember half those subjects anyways?

• 48:19Grant Cardone?

No, but I'm just like, we've just been conditioned to like.

• 48:21Lewis Howes?

  Yeah, that's true.

• 48:23Grant Cardone?

  Trigonometry.

• 48:24Lewis Howes?

  Yeah.

• 48:25Grant Cardone?

  I did it.

• 48:26Lewis Howes?

  Algebra.

• 48:28Grant Cardone?

  Like, what's that for?

• 48:30Lewis Howes?

  I have no idea.

• 48:31Grant Cardone?

No clue. You know, so, never used it.

• 48:34Lewis Howes?

  Yeah.

• 48:35Grant Cardone?

So, I, I, I don't, you know, I just wor- worry about some of that. I don't worry about socialization. They meet people all the time. They met twenty-five hundred people in LA the other day.

• 48:44Lewis Howes?

  Wow.

• 48:45Grant Cardone?

Talked to them. They've been on the stage. So, the kids, what do they tell me, man? Have fun. You know, and.

• 48:52Lewis Howes?

What are you most proud of as a dad that you?

• 48:54Grant Cardone?

And lov- love, the way they love you, man. Like, like they come home, they kiss me. They, they hug me every day.

• 48:59Lewis Howes?

  It's gotta feel amazing.

• 49:00Grant Cardone?

Dude, little, you just come home, they just run up and Papa, Papa.

• 49:03Lewis Howes?

  Oh, my gosh.

• 49:04Grant Cardone?

  That kills me, bro.

• 49:05Lewis Howes?

  What does that feel like?

• 49:06Grant Cardone?

You know, jumps on my back all the time.

• 49:09Lewis Howes?

  Oh, my gosh.

• 49:09Grant Cardone?

Yeah, I ask them to do anything, they do it. I'm in a jacuzzi last night at ten, they come in. They wanna be around me, you know?

• 49:17Lewis Howes?

  That's pretty cool.

• 49:18Grant Cardone?

  Yeah.

• 49:18Lewis Howes?

What are you most proud of, of the, the father you've become, the man you've become that's raised two great kids?

• 49:24Grant Cardone?

Getting out that, that I figured out how to have a life where, where they get to experience me. My dad didn't figure that out. My dad was gone every day. I never saw my dad. And when he got home, he was tired.

• 49:35Lewis Howes?

Just drink a beer, go to bed, or watch TV?

• 49:37Grant Cardone?

Yeah, he'd have a, he'd have a martini or a scotch before he, you know? And every, and everybody, mom was like, leave your dad alone.

• 49:45Lewis Howes?

  Yeah.

• 49:45Grant Cardone?

He had five kids, a lot of stress, you know? And then, my, my, my kids have never had that. Come home, I play with them.

• 49:53Lewis Howes?

  That's great.

• 49:54Grant Cardone?

Or I don't come home. We're, we're going to a hotel and we play together, you know? We wake up in the same hotel. We're in a house up the streets, you know? We wake up, every day they see me. They've never not seen me. And when I go someplace, ninety percent of the time they're with me. So, they, they've gotten the experience of their dad. You know, I think part of it is like, I never thought I'd live very long.

• 50:18Lewis Howes?

  Really?

• 50:18Grant Cardone?

Cause my dad died when he was fifty, fifty-two. My older brother died when he was twenty-five. He was five years older than me, so I'm like, okay, ten, I lose my dad, twenty, I lose my brother. Like, okay, nobody lives long. So, I thought, I thought, okay, you live to twenty-five, dude, you're lucky. Thirty, I kept thinking thirty, I'm done. Forty, I'm done. Fifty, I'm done.

• 50:39Lewis Howes?

  Sixty years, just getting started.

• 50:41Grant Cardone?

Dude, I got a guy that lives in my, my building where I live in Miami. He's eighty-eight years old. Grant, you're just getting started. I said, man, I got twenty-seven years, bro. Are you serious?

• 50:53Lewis Howes?

  Wow.

• 50:54Grant Cardone?

  That'd be crazy.

• 50:56Lewis Howes?

  It's going by quick, right?

• 50:57Grant Cardone?

Cause I feel like I just got started, man.

• 50:59Lewis Howes?

Yeah, you did. Ten years ago, you were just getting started.

• 51:02Grant Cardone?

I feel like I was just getting started.

• 51:03Lewis Howes?

  At fifty?

• 51:04Grant Cardone?

  Fifty-one.

• 51:05Lewis Howes?

  That's inspiring.

• 51:07Grant Cardone?

  How old are you?

• 51:08Lewis Howes?

  Thirty-six.

• 51:09Grant Cardone?

That's crazy, dude. You already got money invested in real estate.

• 51:12Lewis Howes?

But I feel like I need to get more.

• 51:13Grant Cardone?

  Speaking on stages.

• 51:15Lewis Howes?

I need to get more, though.

• 51:16Grant Cardone?

Yeah, I'm with you. You do.

• 51:18Lewis Howes?

I feel like I'm way behind.

• 51:20Grant Cardone?

  Yeah. Behind who, though?

• 51:22Lewis Howes?

  Behind where I wanna be.

• 51:23Grant Cardone?

  Yeah.

• 51:23Lewis Howes?

  Yeah. I'm not comparing myself.

• 51:25Grant Cardone?

Yeah, that's all, that's all you need to know.

• 51:28Lewis Howes?

I wanna finish with some non-negotiables for people on, for people that wanna make more money that feel like they're, I saw a video posted the other day about millionaires are broke or something on Instagram. Well, I can't remember exactly what it was, of like, never, never take advice from a millionaire.

• 51:44Grant Cardone?

And, and the reason why is because, you know, millionaires are not, they're not certain about their money yet. They're scared, actually. I mean, if you ask them, just go ask them, hey, what got you a million dollars? I was out there hustling, working deals, da-da-da. Then when you got a million, what happened? You started worried about losing it. What's, what do I do with this money? And you start saving it and protecting it. You were taking risks when you had nothing. You took a risk when you had nothing. You took a risk when you had a hundred. Took a risk when you had three hundred. Then you quit taking risks at a million. So that's why I said, never take advice from a millionaire. Because they go, they go into conservation mode. The billionaire never goes into conservation mode. Like, all the way up, he's just like expansion. Look at Elon.

• 52:28Grant Cardone?

Sells PayPal, walks away with three billion dollars, puts it all in a Bing, bing, bing, and rents.

• 52:35Lewis Howes?

  Right.

• 52:36Grant Cardone?

Rents where he lives, borrowed money to rent.

• 52:39Lewis Howes?

  Yeah.

• 52:40Grant Cardone?

Shoved it all in. Millionaire would never do that.

• 52:43Lewis Howes?

  Why?

• 52:43Grant Cardone?

Takes all his chips off the table, and then looks at his chips and he's scared he's gonna lose them again.

• 52:48Lewis Howes?

  Why?

• 52:49Grant Cardone?

Never take advice from a millionaire. It scared money.

• 52:53Lewis Howes?

What would be a few non-negotiables that everyone should take with their money? Like, if you've got a hundred thousand, you wanna get to a million, if you've got a million, you want to 10.

• 53:03Grant Cardone?

  Pay attention to it.

• 53:04Lewis Howes?

  Okay.

• 53:04Grant Cardone?

Pay attention to your money. You should look at your money every day.

• 53:07Lewis Howes?

Look at it every day, look at the bank account.

• 53:08Grant Cardone?

Look at the bank account. How many, what are your cash accounts and what are your investments?

• 53:12Lewis Howes?

  Look at it every day.

• 53:13Grant Cardone?

Every single day. Takes five seconds.

• 53:15Lewis Howes?

What does that do for you?

• 53:16Grant Cardone?

Where am I at? Inventory. Personal inventory.

• 53:19Lewis Howes?

  Mm-hmm.

• 53:20Grant Cardone?

So, where am I at? It's measurable, you can see it. If it's zero, look at it until it makes you sick.

• 53:26Lewis Howes?

  Right.

• 53:27Grant Cardone?

Okay, and then you see some money sitting in a bank, okay? You've got a hundred grand sitting in a bank account, or 50 grand. Okay, you need, look, look, what is it earning? People are unconscious, they don't know where their money is. This is the scam on, on, on this planet. You give money, you work your ass off, and then you give it to an institution, and you forget that it's there. Wells Fargo's paying you nothing, Bank of America's paying you nothing. You send it to Chase, they're not paying you anything. You send it to, to the mutual fund, you don't even know what it's invested in. It's invested in stuff you don't even believe in.

• 53:59Lewis Howes?

  Right.

• 54:00Grant Cardone?

It's invested in war stocks, tobacco stocks, drug companies. Like, you, you, that's not things you even believe in. Like, like, people have their money, like, that's, that's not even conducive with the things they believe in in their life.

• 54:15Lewis Howes?

  Yeah.

• 54:15Grant Cardone?

  So, um...

• 54:18Grant Cardone?

You know, if you don't drink alcohol, why would you invest your money in alcohol stocks? True. So, so pay attention to where the money is. What is it paying you? Where is it? Look at it every day. It takes literally two minutes or less. Yeah. Then, uh, that's a non-negotiable. Yeah. Uh, number two, on money, just on money? Yeah. Never, never, never do business with somebody you don't feel good about. Deal's never gonna be good. It's not worth it. Can't get a good deal from a bad guy. Hmm. It's impossible. If I don't feel good, there's no way I will not give a personal opinion. I don't care how good the deal is. Deal will never be good if the guy's bad. Doesn't matter how bad you want it, what they have. Do not do it. Yeah. So I, like, I have a list of like six things. Yeah. If, if, if one of those boxes checks off, I know I shouldn't do this deal. Wow.

• 55:02Grant Cardone?

More than one, for sure I won't do it. So, it's got a cash flow. I won't invest in anything that doesn't pay me cash. Unless I have so much dead money that I'm like, okay, I'm gonna take a risk. But, but that's, that's later. That's, yeah, later. Two, I, I, I need my money to grow. If this is just a money conversation. I need to know that I'm getting paid to wait for something to grow. Three, I need to know that there is zero chance that this, this space will be disrupted.

• 55:32Grant Cardone?

Like Uber, like, I wouldn't invest in Uber. You know, because I don't think Uber will be around. I think Elon brings his fleet back, says, I don't need people to drive cars. Right. I don't want anybody driving in the front seat. Right. Risky, yeah. Like, it's a risk. Uh, there, there, there's uncertainty there. Uh, what else? What else? Tax advantages? I want tax advantages from my investments. I don't wanna, I don't, I wanna reduce my tax bill. Look, I earn money, I pay taxes. I get the money. They say, hey, you should, you should now go hire people. I hire people, I pay taxes on what they earn. Yeah. With the money that I've already been taxed on. I take the little bit of money I got left over and I go to the store, they tax me again. That's three taxes. It's crazy.

• 56:16Grant Cardone?

They encourage me to go buy a house down the street, then they charge me taxes to buy the house, taxes to borrow money on the house, and taxes to keep the house. Then they, then I make investments.

• 56:26Lewis Howes?

  You're taxed.

• 56:27Grant Cardone?

For money that was already taxed four times.

• 56:29Lewis Howes?

You're taxed when you take it out.

• 56:30Grant Cardone?

And I'm taxed on that if it goes up.

• 56:32Lewis Howes?

  Wow.

• 56:32Grant Cardone?

  And then when I die.

• 56:34Lewis Howes?

  You're taxed.

• 56:34Grant Cardone?

If I had made, if I turn it into something, they want to get half of that too.

• 56:38Lewis Howes?

  Wow.

• 56:39Grant Cardone?

So I'm like, I, I need to pay attention to, to the tax man because he, he's ripping people off. Not to, not to mention if that, those are not enough insults. They take the money and give it to people that waste it. It's not like the roads are better, the schools aren't better, the air is not better, the water's not better. So, so people should pay attention to where, where's your money going? And then if you're going to do stupid stuff, like this watch that I have on is, is a ridiculous watch. If, when you buy stupid stuff, have some rules about stupid stuff, you know?

• 57:08Lewis Howes?

  Like create boundaries, guidelines.

• 57:10Grant Cardone?

  Okay.

• 57:11Lewis Howes?

I'll spend this much on whatever I want.

• 57:12Grant Cardone?

You do stupid stuff when, you know, I have my rules, so.

• 57:16Lewis Howes?

Yeah, when you get a big stupid. Deals closed, then I'll spend this much on whatever I want to celebrate or just to have fun.

• 57:22Grant Cardone?

My, my stupid rules are I gotta be able to buy two of them. So if I can only buy one, I won't buy it.

• 57:27Lewis Howes?

  Really?

• 57:27Grant Cardone?

It has to be in cash and the cash had to come from passive income. And then, then I can do anything that I want.

• 57:35Lewis Howes?

  Yeah.

• 57:35Grant Cardone?

And then I also need to know at the end of that, that it was a stupid thing. I need to be able to admit I can do it, but it's stupid.

• 57:41Lewis Howes?

This is not a smart investment.

• 57:42Grant Cardone?

  It's, it's not an investment, it's just.

• 57:44Lewis Howes?

  It's fun, it's life.

• 57:45Grant Cardone?

You, you just, you know, whatever. You don't even have to say you deserved it.

• 57:48Lewis Howes?

  I just wanted it.

• 57:49Grant Cardone?

  I did.

• 57:50Lewis Howes?

  I'm just, yeah, guilty pleasure.

• 57:52Grant Cardone?

  Yeah, yeah, exactly.

• 57:52Lewis Howes?

I love it, man. What's the, um, what's the, the big thing that you want to say next year when we get back on this? That you are proud of that you did this year?

• 58:02Grant Cardone?

Hmm, I think we hit three billion by the next time I'm on a podcast with you.

• 58:06Lewis Howes?

  Three billion?

• 58:06Grant Cardone?

  Three billion.

• 58:07Lewis Howes?

What was the first, a few years ago?

• 58:08Grant Cardone?

You were here, when I was here a couple of years ago, that's when you challenged me on the 10x thing.

• 58:13Lewis Howes?

  Yeah.

• 58:14Grant Cardone?

We were looking at a deal that was 70 million. And you're like, why, why didn't you 10x it, man? What about the 10x thing, man? So it was 70 million a few years ago, like 300. No, no, I think that deal was 90 million I was looking at. Was it 90 million dollar deal and you're like, why ain't it 900 million? Yeah. We did 860 million dollars worth of deals last year. I'm in. Okay. I met two real estate, Josh Altman, the millionaire. I've had a bond, yeah. I said, what'd you sell last year, Josh? She says, 500 million. Me and Ryan chuckled.

• 58:44Grant Cardone?

We bought 860. Wow. Brandon Williams. Crazy dude. Read the 10x rule 10 years ago, had never sold a house in LA. Number one real estate agent in America today. Really? Him and his wife. Did 700, what did he say he did, Ryan? 760?

• 59:03Grant Cardone?

In LA. And selling. The number one real estate agent in the United States. You bought more than that. I bought more than he sold. Wow. That is a stupid number. I'm a little guy, dude. Like, I'm not, th- th- these are, these are, for the viewer, these are institutional numbers. Yeah. These are massive numbers. So 3 years ago, you were doing a ni- trying to do a 90 million deal, you were like so excited about it? Lewis Howes, Mr. 10x Channeler. The channeler of the 10x. Took the 10x rule, flipped it on me. And said, why don't you do it 10 times that? We walked out of here and I'm like, let's go do some big deals, dude. Wow. And now you want to do 3 billion by the end of the year? Lewis Howes is not going to punk me on his podcast.

• 59:45Grant Cardone?

And you're not going to tell me that shit without me freaking, I love that about you. But I love that. I love challenges from people. Yeah. You know? And so, uh, we did 860 last year. It's amazing. So we'll close, I think we get to a billion, another billion, maybe a billion too this year. So that'll put us at about, we could hit, we could hit 2 and 1/2 billion this year. You wouldn't be at 3 billion the next time we talk? Next time we talk, we're at 3 billion. 3 billion, man. From 90 mil to 3 bill. I mean, if I was really thinking different, I'd be like, you know, let's just skip this thing, dude. Let's just take time out of the equation. 10 bill. Why don't we just go to? I mean, I know, I know how we could add 3 billion right now. We just had to think different. Why not? Why not?

• 1:00:25Lewis Howes?

Why not? That's what I'm saying. Like, why you, why you going so slow?

• 1:00:30Grant Cardone?

I know. If you're gonna fix the floor, why not fix it now?

• 1:00:34Lewis Howes?

  Might as well.

• 1:00:35Grant Cardone?

You know, if you're gonna do it, do it.

• 1:00:36Lewis Howes?

What would it take, what would it take for you to get 3 billion within 6 months?

• 1:00:40Grant Cardone?

Nah, I couldn't do it in 6 months, just mechanically. But, but let's just say, how could I? How could I?

• 1:00:45Lewis Howes?

  Yeah, how could you?

• 1:00:46Grant Cardone?

So, okay, I'd have, I'd take 100 million that I have. I gotta, I'm sitting on 100. And I'd go to a big institution to say, hey, 10x my 100.

• 1:00:57Lewis Howes?

  Give me a bill.

• 1:00:58Grant Cardone?

  So that'd be a bill. They'll do that 100%.

• 1:01:01Lewis Howes?

  Alright.

• 1:01:01Grant Cardone?

I'd take the bill, go buy 3 billion. Cause a billion dollars for about 3 or 4 billion dollars worth of real estate. We could do 4 billion this year.

• 1:01:08Lewis Howes?

I don't understand why you think it's so small.

• 1:01:12Lewis Howes?

Why you think it's so small?

• 1:01:12Grant Cardone?

We do that, I'm gonna do a cold plunge with you.

• 1:01:14Lewis Howes?

  Let's do it.

• 1:01:16Grant Cardone?

And then we're gonna measure our penises.

• 1:01:19Grant Cardone?

  After the cold plunge though.

• 1:01:23Lewis Howes?

  Suck dick.

• 1:01:23Grant Cardone?

  How small can you get?

• 1:01:27Lewis Howes?

  Okay.

• 1:01:27Grant Cardone?

Because I wanna know, how, how tiny did you get in the ice?

• 1:01:30Lewis Howes?

  I'm getting small, man.

• 1:01:32Grant Cardone?

  Everybody was tiny, right?

• 1:01:33Lewis Howes?

  It's going small, yeah.

• 1:01:34Grant Cardone?

  Yeah.

• 1:01:34Lewis Howes?

So 3 bill, I mean, I mean, seriously though.

• 1:01:36Grant Cardone?

Like, that's all I could think about when I saw you guys in ice. I'm like, how small is his dick right now? I gotta know.

• 1:01:42Lewis Howes?

Hey, it's good for your health.

• 1:01:44Grant Cardone?

  I'm sure it is. Circulation?

• 1:01:45Lewis Howes?

It's great, man. It's great for you.

• 1:01:47Grant Cardone?

  Yeah. Did you feel good?

• 1:01:48Lewis Howes?

  Incredible.

• 1:01:49Grant Cardone?

  Yeah.

• 1:01:49Lewis Howes?

Incredible. Alive. So, okay, 3 bills, 6 months. Is it?

• 1:01:53Grant Cardone?

Dude, we could do that this year. We just need to, we need to go have the conversations with the guys.

• 1:01:58Lewis Howes?

Like, why do you play so small? I'm curious, why you play so small when you have the opportunity? You got the 100 mil.

• 1:02:03Grant Cardone?

  I'm ashamed of myself.

• 1:02:04Lewis Howes?

I'm serious though, like, you have the money. You can do, you just came up with the answer in 10 seconds.

• 1:02:09Grant Cardone?

  Yeah.

• 1:02:09Lewis Howes?

Why wait 2 years? Oh, why wait 2 years to get this? That seems like a small man's thinking.

• 1:02:15Grant Cardone?

  School of greatness.

• 1:02:18Grant Cardone?

School of greatness. That's why I come here. I came here for my therapy session today. Thank you, Dr. Phil.

• 1:02:26Lewis Howes?

I mean, what else are you gonna do with a hundred mil? I mean, you just gonna play small?

• 1:02:29Grant Cardone?

No, I'm just, yeah, I'm playing slow. I'm not playing small. I'm playing slow because I mean, nobody's gonna say I'm playing small, but I mean, because we're not, but we're playing slow compared to, yeah.

• 1:02:39Lewis Howes?

  Why are you playing slow?

• 1:02:40Grant Cardone?

There you go. Because if you're gonna go someplace just without being reckless, you know,

• 1:02:46Lewis Howes?

When have you not done things that weren't reckless?

• 1:02:50Grant Cardone?

No, no, I'm not reckless. No, no, dude, I am extremely, like, I appear to be reckless.

• 1:02:55Lewis Howes?

  Right.

• 1:02:56Grant Cardone?

  But I am.

• 1:02:56Lewis Howes?

  You're risk averse.

• 1:02:57Grant Cardone?

Yeah, I am risk averse. I am extremely like thoughtful.

• 1:03:02Lewis Howes?

  Yeah.

• 1:03:03Grant Cardone?

Even though I would appear to be reckless to people.

• 1:03:06Lewis Howes?

All right, well, I see a clear plan of a hundred million to three bills, so.

• 1:03:10Grant Cardone?

If I come up, you know, I love it. Let's do it.

• 1:03:12Lewis Howes?

Start making calls, Ryan. Grant, love you, man.

• 1:03:14Grant Cardone?

I appreciate you, man. Appreciate you, okay?

• 1:03:16Lewis Howes?

  You're the man.

• 1:03:17Grant Cardone?

  Thanks.

• 1:03:20Lewis Howes?

My friend, thank you so much for being here. I always love having Grant come on. For some reason, every time we get together, some type of magic happens. I'm always learning from him, even though I listen to his content and I consume his information. If you don't have his book yet, make sure to get 10x. But every time I'm around him, I just learn something new, whether it's from something he says or just his energy. He just has so much energy for his age and he's just constantly growing. He's thinking bigger. And when something seems impossible, like you talked about in this interview, he just sat for a moment, he said, okay, if this wasn't impossible, what would need to happen? And then he just starts to figure it out. And that's what I love about him. He doesn't allow anything to hold him back.

• 1:04:03Lewis Howes?

If only for maybe a little bit, it holds him back until he starts to think bigger, right? He starts to think of that TEDx mindset. That's what I love about Grant.
